Job Description

-Asset management of properties under portfolio
-Budget/Actual variance verification
-Prepare monthly/quarterly/annual asset management reports and provide required information to the headquarters/investors
-Monitor and oversee property revenue, occupancy levels, operating expenses, and capital expenditures
-Planning and execution of repair/renovation and building maintenance programs for properties
-Prepare presentation/papers in English to obtain approvals from the headquarters for projects
-Conduct leasing & marketing of vacant space in both Japan and overseas portfolio to Japanese prospects/tenants
-Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors
-Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)
-Take initiative for asset enhancement activities
-Assist in structuring/negotiation of deals, acquisitions, re-structuring, refinancing and dispositions

Requirements

-Over 3 years of experience in real estate asset management including leasing in major developers, asset managers, investors, or investment advisers
-University/college graduate with degree
-Business English skills - speaking, listening, reading and writing
-Native Level Japanese
-MS Word, Excel and Power Point
-Japanese real estate brokerage license (Takken) holder is a plus
-Strong communication/interpersonal skills
